Ready to move or under construction?

The practical trade-offs between a ready-to-move flat and an under-construction one — cost, risk and timing.

This is usually the first real fork in a home search, and the right answer depends far more on your situation than on the market.

Ready to move

  • You see exactly what you are buying — light, ventilation, finish, the actual view.
  • No possession risk and no waiting.
  • You stop paying rent immediately.
  • Usually priced higher per square foot.

Under construction

  • Lower entry price and staged payments that follow construction.
  • More choice of floor, facing and unit.
  • You carry possession-timeline risk, which is why the MahaRERA completion date and the quarterly progress reports matter.
  • You may be paying rent and instalments at the same time.

How to decide

If you are paying rent and your budget is tight, the double outflow during construction is the number to model first. If you are an investor with a horizon, the entry price usually wins. If you need to move within six months, the question answers itself.

We will run this comparison with your actual numbers rather than in the abstract.

This is general guidance, not legal or financial advice. Verify project details and MahaRERA registration independently before you book.
