How to verify a MahaRERA registration

A short, practical guide to checking a project and agent MahaRERA registration yourself, before you pay any booking amount.

Every real estate project above a certain size in Maharashtra must be registered with MahaRERA, and every advertisement for it should carry the registration number. So should every agent — ours is A51100040051.

How to check it yourself

  • Ask the developer or agent for the project's MahaRERA registration number in writing.
  • Go to the official MahaRERA portal and search the registered projects database by that number or by project name.
  • Confirm the promoter name matches the entity you are signing with.
  • Check the declared completion date against the possession date you were told verbally.
  • Look at the uploaded quarterly progress reports — they tell you how construction is actually tracking.

What to do if there is no number

If a project cannot give you a registration number, do not pay a booking amount. There are legitimate reasons a very small or very early project may not be registered, but you should understand exactly which applies before money moves.

Also verify the agent

Agents register too. Ask for the agent registration number and check it. It takes two minutes and tells you whether you are dealing with a registered business or an individual passing through.
