What a channel partner actually does

How channel partners are paid, what a good one does for a buyer, and the questions worth asking before you use one.

A channel partner is appointed by developers to introduce and support genuine buyers. The developer pays the fee out of its own sales budget. The buyer pays nothing, and the price is not inflated to cover it — the cost sits where the developer would otherwise spend on its own sales team.

What a good one actually does

  • Understands your requirement before showing you anything.
  • Carries projects from many developers, so it can say "not this one".
  • Confirms carpet area, pricing and possession with the developer rather than repeating a brochure.
  • Plans site visits efficiently instead of driving you around all Sunday.
  • Stays involved through home loan, agreement, registration and possession.

What to be careful about

A partner tied to a single developer is a sales office with a different name. Ask how many developers they carry. Ask what they would rule out for you and why — if nothing is ever ruled out, you are being sold to, not advised.

Questions worth asking

What is your MahaRERA agent registration number? Which developers do you carry? What do you earn on this project versus that one? A straight answer to the third question tells you most of what you need to know.
