About these numbers.

Is stamp duty in Pune 5% or 6%?

Within municipal limits (PMC and PCMC) the total is 6% — 5% stamp duty plus a 1% metro cess. Outside municipal limits the metro cess does not apply, so it is 5%. A sole female buyer gets a 1% concession. Registration is 1% of the agreement value, capped at ₹30,000.

How much home loan can I get on my salary?

Most lenders work to roughly 45–50% of net monthly income going to all EMIs combined, including any existing loans. The affordability calculator uses 45%, which is the conservative end. Your actual sanction depends on credit score, employer category, age and the property itself.

Do these calculators account for GST?

No. GST applies to under-construction property (currently 1% for affordable and 5% otherwise, without input credit) and not to ready possession with a completion certificate. Ask an advisor for the all-in number on a specific project — that is where the real differences show up.

Are these figures binding?
