Carpet area, built-up, super built-up: what you are actually paying for

Two flats quoted at the same price can differ meaningfully in usable space. Here is how to read the numbers before you compare anything else.

The single most common mistake we see in Pune is comparing two properties on price per square foot without checking which square feet are being counted. Three different measurements are in circulation, and they are not interchangeable.

The three measurements

  • Carpet area — the usable floor area inside the walls of the apartment. This is the space you can actually put furniture on.
  • Built-up area — carpet area plus the walls and, typically, the balcony area.
  • Super built-up area — built-up area plus your proportionate share of common areas such as lobbies, staircases, lifts and amenity spaces.

Super built-up is always the largest number, which is why it flatters a price-per-square-foot calculation. Carpet area is the number that tells you how the home will actually feel to live in.

When comparing two projects, ask for carpet area on both. If one is quoted on carpet and the other on super built-up, you are not comparing anything.

Why the loading percentage matters

The gap between carpet area and super built-up area is often described as 'loading'. Two projects at the same headline rate can have quite different loading, which changes how much usable space your money buys. A larger amenity deck is not free — it is generally reflected in that loading.

Layout efficiency is the second half of the story

Even at identical carpet area, layouts differ. Long internal corridors, awkward column positions and poorly proportioned bedrooms all consume carpet area without giving you usable space. This is why we recommend walking the sample flat rather than deciding from a brochure.

What to ask before you shortlist

  • What is the carpet area, stated separately from balcony and terrace?
  • What is the total cost including all charges, not just the base rate?
  • Can I see the floor plan with dimensions marked?
  • Which way does the flat face, and which side is the open side?
