A practical checklist before you book a flat in Pune

The checks worth completing between 'I like this one' and paying a booking amount.

Enthusiasm is the most expensive thing in a property transaction. This is the sequence we take our own clients through before any money moves.

1. Verify the RERA registration yourself

Every registered project has a MahaRERA number. Look it up on the MahaRERA portal rather than accepting a number on a brochure, and check that the project details, promoter and declared completion date match what you have been told.

2. Read the total cost, not the headline rate

  • Base price against carpet area
  • Floor rise, if applicable
  • Parking
  • Applicable taxes and statutory charges
  • Maintenance deposit and society formation charges
  • Any club or amenity membership charges
Ask for a written cost sheet. If the number in your head and the number on the cost sheet differ, the cost sheet is the real one.

3. Check the developer's delivery record

Look at what the developer has completed, not only what they have launched. Visit an older completed project if you can — construction quality five years on tells you more than a sample flat does.

4. Understand the payment schedule

Construction-linked plans and time-linked plans expose you differently if a project runs late. Make sure you understand which one you are signing and what happens on delay.

5. Get your loan sanctioned in principle first

Knowing your sanctioned eligibility before you negotiate changes the conversation, and removes the most common cause of a booking falling apart later.

6. See the actual flat, not only the sample

Sample flats are often furnished to make rooms read larger. Ask to see the actual unit or an unfurnished shell of the same layout, and check the view, light and the open side.

7. Read the agreement before you sign it

Possession date, penalty clauses, specification schedule and what happens to your booking amount if you withdraw. If anything is unclear, get it clarified in writing before signing.
